Public consultation on proposed planning scheme amendment

Council is proposing an amendment to the Sunshine Coast Planning Scheme 2014 tochange the zones, overlays, and height provisions of sites across the Sunshine Coast.


The proposal includes amendments to the Height of buildings and structures overlayfor a number of Educational establishments, Retirement facilities and Residential care facilities, in locations across the planning scheme area.

Specific sites in the localities of Buderim, Chevallum, Dicky Beach, Eerwah Vale, Golden Beach, Kenilworth, Kunda Park, Landsborough, Little Mountain, Maleny, Mount Coolum, Pelican Waters, Witta, and Woombye are included in the proposed amendments of zones, overlays and/or precincts.
 
Council is proposing to reduce the number of building height increments in the Height of buildings and structures overlay, which applies to the entire planning scheme area. The amendment also addresses other operational matters to improve the clarity and efficiency of the planning scheme.

The proposed amendment outlines new and amended assessment benchmarks, relating to: building height; reconfiguring a lot; residential densities; small residential lots; caravan and boat storage uses; community activities; dual occupancies; dwelling houses (including secondary dwellings); residential care and retirement facilities; and rural activities.

Amendments to the height restrictions along the Mooloolaba Esplanade includes a maximum height increase from 8.5 to 15 metres for the Coco Mooloolaba, Raffles Mooloolaba and Beach Club Mooloolaba lots. You can view the proposed height changes below.

The proposed amendment is subject to public consultation until 7 September 2018.
Any person may make a written submission to Council about the proposed planning scheme amendment.

Submissions are to:

1. be addressed to the Sunshine Coast Regional Council;
2. be in writing and state the name and address of each person making the submission;
3. be signed by each person making the submission (unless the submission is made electronically);
4. state the grounds of the submission and the facts and circumstances relied on in support of those grounds; and
5. be received by Council no later than 4.30pm on Friday, 7 September 2018.
