Maroochydore CBD's first $30M development approved

Foundation Place, a $30 million energy efficient office complex, has become the first development to be approved for SunCentral’s new Maroochydore City Centre.

The eight-level project is being delivered by experienced locally-based developers Evans Long, with construction expected to be commence later this year, and is the first opportunity to secure retail and office space in the new City Centre.

Carrying serious eco-credentials, Foundation Place will be the first private building on the Sunshine Coast to have a Five Star rating under the National Australian Built Environment Rating System (NABERS).

Evans Long Director, Dirk Long, said they have signed a “commitment agreement” with Nabers to deliver a project that will obtain a Nabers 5-star energy rating on completion.

“Foundation Place will be the first private commercial building on the Sunshine Coast to do so,” Mr Long said.

Environmentally sustainable features include the Coast’s first green wall, solar panels, energy-efficient lighting and low VOC materials. The building will also tap into Australia’s first underground automated waste collection system and harvest rainwater for greywater use in toilets and gardens.

Mr Long said he was delighted to receive development application approval from Economic Development Queensland this week and was confident the project would be a landmark building for the CBD.

“With eight levels overlooking the CBD’s Foundation Park and the planned Sunshine Coast Council headquarters, we could not have got a more prime position,” Mr Long said.

“We have already had strong interest from potential tenants and we’re confident our location and cutting-edge design will attract a range of businesses that would benefit from basing their operations in the heart of what will be a vibrant city centre,” Mr Long said.

The contemporary office design was created by renowned Cottee Parker Architects, who have also been appointed to design the Sunshine Coast Council City Hall.

Comprising 5006 sqm of floor space, Foundation Place incorporates ground floor retail, five levels of commercial space and parking for 77 cars across two podium levels. Tenants can buy or lease a full floor of the building, or as little as 80 sqm of office space. Retail zones, ranging from 50-900 sqm, are also available for sale or lease.

Mr Long said Evans Long would be the first tenant in the stylish office block, situated on South Sea Islander Way.


SunCentral CEO John Knaggs said Foundation Place ideally matched the vision to create a cleaner, greener, dynamic city centre.

“The developers have really married the unique local environment with innovative design to deliver what will be a ground-breaking commercial space for our new City Centre,” Mr Knaggs said.

Evans Long have been responsible for developing numerous recognisable buildings on the Sunshine Coast, including Cardno House in Maroochydore, the mixed-use Central development at Sippy Downs, Pulse Oceanside Medical complex at Birtinya, and Nucleus Medical Suites in Buderim.

“We’ve put our faith in the growth of the Sunshine Coast and are not afraid to invest in areas where we see potential. The fact that this project will provide 35 full time jobs for the duration of the project with a maximum of 70 people at peak times and approx 200 different people through the gate during construction is another boon for our region and will help keep jobs on the Coast,” Mr Long said.
